Dubai Real Estate Lead-Gen Playbook
The five-part system behind every lead-gen engagement I run — the same structure used for Dubai developers and brokerages.
1 · Decide what a lead is worth before you spend
- Work backwards from commission: average deal value × your commission % × realistic close rate = the most a qualified lead can cost you.
- Example: AED 2M property, 2% commission, 4% close rate on qualified leads → a qualified lead is worth up to ~AED 1,600. Most campaigns fail because nobody did this math.
- Set two targets before launch: cost per raw lead AND cost per qualified lead. Only the second one matters.
2 · Segment audiences by intent, not demographics
- Split investors from end-users — they respond to opposite messages (yield and payment plans vs. lifestyle and schools).
- Build separate campaigns for GCC residents, Indian & Pakistani diaspora, and European buyers. Same project, different proof points, different creative.
- Retarget by behaviour: payment-plan calculator users and floor-plan downloaders are your hottest audience — treat them differently from cold traffic.
3 · Landing pages, not portals or brochures
- One project, one page, one action. Portal listings commoditise your inventory; brochure PDFs kill tracking.
- Must-haves: payment plan above the fold, WhatsApp-first CTA, floor-plan gallery, developer credibility strip, sub-2-second mobile load.
- Build qualification into the form: budget band, purchase timeline, financing status. Fewer, better leads beat long exports every time.
4 · The channel split that works in Dubai
- Meta for demand creation: video walkthroughs and render carousels to cold audiences; dynamic retargeting to warm ones.
- Google exact-match search for demand capture: project-name and community-level keywords ("emaar south townhouse price") close faster than any social lead.
- Typical starting split: 60% Meta / 30% Google search / 10% retargeting — then let cost-per-qualified-lead data move the budget weekly.
5 · Speed-to-lead decides everything
- Reply within 5 minutes or lose the lead — automate an instant WhatsApp response with the brochure and a booking question.
- Score leads in the CRM (budget + timeline + financing) so sales calls the hottest prospects first, not the newest.
- Close the loop monthly: which campaigns produced viewings and deals — not clicks — and reallocate accordingly.
