AI Search for Real Estate Companies: SEO Is No Longer Enough

AI search for real estate means buyers asking ChatGPT, Google's AI Mode or Perplexity which area to buy in, which developer to trust or which agent to call, and getting one answer instead of ten links. SEO still decides whether you can be found. But the answer also draws on listings, business profiles and your reputation.

This guide explains how AI engines choose property sources, what changed when portals moved inside ChatGPT, what Google itself says works, what's different in Dubai, and how developers and brokerages can measure their visibility — separating what the evidence supports from the advice that's circulating.

What is AI search for real estate?

AI search for real estate is the use of AI assistants and AI-powered search features to research property: where to buy, what a community is like, which developer delivers on time, which agent specialises in an area. Instead of a list of links, the user gets a synthesised answer with a handful of cited sources.

Definition

Generative engine optimisation (GEO) — work aimed at making content visible and cited in AI-generated answers. The term comes from a 2023 research paper; Google treats it as part of SEO, saying that optimising for generative AI search "is optimizing for the search experience, and thus still SEO."

The practical difference for property firms is the shape of the result. A traditional search sends a buyer to ten websites, including yours. An AI answer may name three developers or six agents and link to a few sources. Being one of the names matters more than ranking seventh. How big is AI search for property?

Very large, and growing fastest in the UAE. The companies report enormous usage, although their numbers aren't audited or directly comparable.

What the data shows

AI search in numbers

  • Google (May 2026): AI Overviews has more than 2.5 billion monthly active users; AI Mode passed 1 billion in its first year.
  • OpenAI (August 2026): ChatGPT has more than 1 billion weekly active users.
  • UAE (Microsoft, June 2026 data): 73.3% of the working-age population uses generative AI — the highest share in the world, against 18.8% globally.
  • Arabic: AI Overviews and AI Mode are available in Arabic.
  • Clicks (Pew Research, US): users clicked a traditional search result on 8% of visits when an AI summary appeared, against 15% without one, and clicked a link inside the summary on 1%.

For property specifically, the data is thinner and mostly American. Conductor's 2025 benchmarks found AI referrals were only about 1% of real-estate websites' traffic, with ChatGPT sending 95.2% of those clicks, and a Realtor.com survey found 82% of Americans had used AI for housing-market information. AI search is a large new layer of discovery, not yet a large source of direct clicks.

How do AI engines decide which property sources to cite?

Each engine retrieves pages it can access, generates an answer and cites some of them. Google grounds its answers in its own search index; ChatGPT and Perplexity use their own crawlers; and all of them lean on business profiles and trusted third-party sources.

Which sources win depends on the question. For "best agent in [area]" questions, Omni Eclipse, an AI-search agency, analysed 334 ChatGPT answers across 197 markets in 2026: 57.6% of citations were Google Business Profile or Maps listings and 40.5% were agents' own websites, with none from portals. For general informational questions, other research finds AI engines favour earned media and big brands. The evidence has real limits: a July 2026 critical survey of 45 GEO studies concluded that no reviewed technique showed a stable, long-term causal effect across platforms.

Common misconception

"Being on the portals makes you visible in AI answers." Portals carry your listings, but when ChatGPT recommends agents, the vendor study above found it cited agents' own sites and business profiles, not portals. Portal presence is necessary for listings; it isn't a substitute for your own entity.

What changed when property portals moved into ChatGPT?

Listings can now reach buyers inside the chat. Portals launched apps in ChatGPT that show properties, photos and prices in the conversation and route enquiries back to the portal.

Two implications follow. First, listing data quality now travels further: a stale price or wrong description can surface in an AI conversation. Second, the portal, not the broker, owns the relationship inside the app, which makes the broker's own brand and entity signals more important, not less. Portals are also building their own AI search — Zillow's AI mode entered beta in March 2026 — and Google announced search "agents" that could keep scanning listings for an apartment hunter's requirements, though that feature's launch hadn't been confirmed when this was written.

None of these layers is new; what's new is that AI answers use all of them at once.
  1. Stay accessible. Google says a page needs to be indexed and eligible for a snippet to appear as a link in AI Overviews or AI Mode, with no additional technical requirements. Don't block OAI-SearchBot or PerplexityBot if you want to be cited in those engines.
  2. Keep the Search Console setting on "include". Excluding your site removes it from AI features entirely, including links, impressions and traffic; stopping AI training is a separate setting.
  3. Make your company one clear entity. Use the same company and agent names on your website, Google Business Profile, portal profiles and regulator records. Organisation markup helps Google disambiguate your company, and Google says Business Profiles can help visibility in AI responses.
  4. Publish non-commodity content. Google's own examples are from real estate: it calls "7 Tips for First-Time Homebuyers" commodity content, and a first-hand piece on why a buyer waived an inspection non-commodity. For Dubai that means handover and snagging experience, service-charge breakdowns and community-level transaction analysis.
  5. Don't mass-produce pages for every query variation. Google says creating separate pages for every fan-out query mainly to manipulate AI answers violates its scaled content abuse policy.
  6. Show verifiable facts. Years operating, transactions closed, specialisms, licences and reviews on your own site give AI engines facts to cite — the vendor study found ChatGPT justified its agent picks with countable details.

What's different about AI search in Dubai?

Dubai regulates property advertising tightly, and its regulator already uses AI to police listings, so AI visibility has to sit on top of compliant data.

  • Every ad needs a permit. Dubai Land Department's real estate ad permit covers online advertisements among other types, and brokers need a marketing contract with the owner; permits cost AED 1,000 plus AED 20, and AED 5,000 for a project launch event.
  • Every ad needs a Madmoun QR code. Since 24 April 2023 the QR code has been required on all real estate advertisements, visual or written, letting buyers check the ad against its permit. By December 2023, 411,608 permits had been issued with QR codes.
  • AI already checks listings. DLD's AI-enabled advertising governance platform had monitored more than 279,000 ads on Property Finder, Dubizzle and Bayut by April 2025, with 29% automatically modified.
  • Influencer and agent promotions are regulated. The UAE's Advertiser Permit, launched in July 2025, applies to individuals publishing promotional content on social media; the National Media Authority replaced the UAE Media Council in December 2025.
  • Arabic matters. Google's AI Overviews and AI Mode work in Arabic, but there's no published data yet on how Arabic answers cite property sources, so test both languages.

What this means

For Dubai firms, the cleanest AI-search signal is also the compliance one: listings that match their permits exactly, on every portal, under one consistent company name. Anything an AI engine picks up about a property should be something you'd be comfortable showing a regulator.

How do you measure AI search visibility?

Since 2026, directly. Google and OpenAI now provide measurement that didn't exist a year ago, although each shows only part of the picture.

Measuring by market and language matters in Dubai: check the Search Console report by country, and run your prompt panel in English and Arabic.

Should property firms pay for AI placement?

It's now possible, and it doesn't replace organic visibility. OpenAI says ChatGPT Ads reached a $1 billion annualised revenue run rate within 200 days, and in August 2026 opened self-serve buying in the Middle East; OpenAI says ads don't influence ChatGPT's answers. Google's new home-listing ad formats are available only in the United States.

Any paid placement of a Dubai property is still a property advertisement, so the DLD permit and QR rules apply to it as they do to a portal listing or a social post.

Which AI-search myths should property firms ignore?

The ones Google has explicitly addressed.

Common misconception

"You need an llms.txt file and FAQ schema to show up in AI answers." Google says its search ignores llms.txt files and needs no special markup for its AI features, and FAQ rich results stopped appearing in Google from 7 May 2026. Google also has no real-estate listing rich result. Structured data that accurately describes your organisation is still worth having; special AI files are not a lever. Be sceptical of "GEO scores" too: Google says third-party tools don't have access to its internal ranking data and can't guarantee performance.

What should a Dubai developer or brokerage do this quarter?

  1. Audit access: confirm Googlebot, OAI-SearchBot and PerplexityBot can reach your key pages, and that Search Console's generative AI setting is on "include".
  2. Unify the entity: one company name, address and phone on your website, Google Business Profile, portals and DLD/RERA records; add organisation markup.
  3. Fix listing data: prices, descriptions and permit details consistent on every portal, including Bayut's ChatGPT app.
  4. Publish three first-hand pieces: handover lessons, service-charge analysis, a community transaction review — with named authors and dates.
  5. Collect verifiable proof: transactions, specialisms and reviews on your own site.
  6. Set up measurement: the Search Console AI report by country, GA4's AI Assistant channel and a monthly English-and-Arabic prompt panel.
  7. Check compliance: every ad, organic or paid, carries its permit and Madmoun QR code.

What comes next for AI search in real estate?

Expect assistants to move from answering to acting. Google announced search agents that monitor listings against a buyer's requirements, OpenAI is testing sponsored agents, and portals are adding conversational search. Measurement will improve, and competition for the few names an assistant mentions will intensify.

For property firms, the direction is clear even where the evidence is thin: the companies AI engines can understand, verify and trust — consistent entities, first-hand content, clean and compliant listings — will be the ones they recommend.

Final takeaway

AI search doesn't replace SEO for real estate; it raises the bar above it. Google's own guidance says the technical foundation is the same, but the answers buyers now read are assembled from your website, your business profile, your listings on portals and what others say about you. In Dubai, that foundation also has to be compliant, because the regulator's AI is reading the same listings. Firms that keep one clean identity, publish first-hand expertise and measure their visibility will be the names AI search gives buyers — the rest will only rank for a page fewer people click.
